Who Are We ?
New by name but not by nature, the founders of UK commercial and development finance have been in the mortgage and specialist property finance market for 20 years and counting. Having supported thousands of clients over the years and having seen a huge increase in the number of self employed clients, we have steadily grown our client base, more noticeably under Integra Financial, where previously all regulated and non-regulated mortgages were conducted. Due to a change in direction, UK Commercial and Development Finance was born in 2023 to create its own identity to showcase our non-regulated business services, providing access to over 120 lenders and thousands of products.

Having amassed over 200 5 star google reviews within their regulated business, Integra Financial, Ryan and Luke wanted to make sure that clients were aware of their expertise in the commercial and development lending space. With access to over 120 specialist finance lenders we want to connect clients with lenders and to remove the barriers that most clients face with most complex forms of finance. Our industry is full of advisors that are experienced, but not qualified or even governed by regulation and we wanted to challenge the market to ensure clear processes, better education resulting in clearer profit margins for our business owner and developer clients. Are we the right advisers for you? Only you can tell us that. Our initial call will give you the opportunity to find out more about us and whether or not we are the right fit for you and your needs. This call provides us with the opportunity to invite you to discuss your plans and objectives so when conducting our research we can narrow the options down quickly, provide you with a range of solutions and also highlight that we are on the same page.
We have no geographical limitations with our client base, primarily based on Bristol, we can and have conducted business all over the UK. We can accommodate face to face, zoom/microsoft teams or even face to face meetings anywhere in the UK.
Providing you with the facts and figure it out
Based on the information you provided on the initial call/meeting, we will review the market, speak with the specialist finance providers and ‘sound them out’ on products, rates and also the strength of the application so we can manage your expectations. This is crucial when selecting the right deal. Price isn’t everything, time is equally as precious so will factor in a plethora of key factors when selecting lending options for you.
Once all the information has been collected from the Specialist finance providers, we will liaise with you to discuss them. Making you aware of the pros and cons. This is really important. We will also make you aware of the lenders expectations in terms of timescales, costs, document requirements and also contingency plans, especially when it comes to any short term lending finance such as bridging loans or development finance.
Submitting your application and obtaining business terms
We know how the lenders work and what they need, so when we get to the application stage we will require a thorough list of requirements to support the lenders process. From time to time lenders will often ask for more during the process so we collate these typical documents upfront to save you time and stress. After all, time is money! You will receive regular communications from us throughout the process and you will soon see and experience what a proactive service looks like.
